Old House Plumbing in Scarborough

200+ five-star Google reviews

Older homes bring older pipes, and old house plumbing in Scarborough mostly means weatherboard cottages raised on stumps. The suburb filled in quickly once the Hornibrook Highway opened in 1935, so the older streets hold cottages from the late thirties onward, plus flats near the beach and newer units. Our Scarborough plumbers work on all three vintages, and every job is done by a licensed plumber.

That history sits under every floor. Pipework has aged in place, been patched in stages and worked on by salt air off the bay, so a repair on an older cottage rarely matches the same job on a 2000s unit.

What Runs Beneath and Behind an Older Floor

In a stumped house the water line, the waste runs and the gas pipework cross the open space beneath the floor and stay visible from below. Slab construction does the opposite. Its pipework runs inside the walls or under the concrete, so a fault there stays hidden until something gets opened.

The underfloor void gives you a free inspection point, so read it before anyone cuts a lining open:

  • soil that stays wet beneath a pipe run
  • water beading at a joint or fitting
  • orange rust marks along pipe and on fittings
  • stains, softness or sag in the subfloor timber
  • a stale, damp smell in the void

Old Gas Fittings and Who May Touch Them

Queensland gives one answer on old gas fittings: licensed gasfitters alone install, alter, repair, service and test gas pipework and its connections. There is no homeowner version of that list, and a gas line running beneath an old floor is no exception.

The Queensland Government also asks owners to look over gas systems regularly for corrosion, wear or damage, and to keep anything that burns well away from appliances. On a salt-bitten peninsula, corrosion is the one to watch on older fittings.

Two more rules protect an older home:

  • Under the state gas rules, a gas worker with a safety concern has to hand the owner a defect notice, unless the repair happens during the same visit.
  • If you smell gas: switch the appliance off, let air through the doors and windows, and keep hands off every electrical switch. If the smell holds, close the supply at the meter or bottle and ring (07) 3523 6484, or 000 if it will not shift.

For the documents a gas job produces, our gas compliance certificates page runs through what gets issued and when.

Galvanised Pipes and the Signs They Are Failing

A galvanised pipe is a steel tube wearing a zinc coat, and the zinc layer is the whole defence. Once it thins, water meets bare steel and rust takes the pipe from the inside.

Failing runs announce themselves three ways: brown or orange water at the tap, flow dropping at several outlets at once, and one stretch of pipe leaking again after every patch-up.

One vintage marker sits in the solder. Until 1989, solder on copper-to-brass joints across Australia commonly carried lead, so a water service line laid before that year earns a closer look at what it is made from.

Replacement is its own job, and our water pipe repairs service covers the repipe along with the paperwork that follows it. We confirm the material and the state it is in before recommending anything.

What a Renovation Sets Off in an Older Home

Most plumbing in a renovation counts as notifiable work. A licensed plumber does it without a council permit or forced inspections, then lodges a Form 4 with the QBCC and hands the owner a copy.

The Regulation calls a building "existing" once a sewer connection and a water connection are both in place. By that test, an older house on the older streets lands in the notifiable stream, not the permit one. A few triggers change the category or add a step:

  • A permit from the local government comes first when the property sits on a combined drain or receives a dual reticulated water supply.
  • Any new or replacement water heater also requires a temperature control device, keeping the water at the tap at or under 50°C. Fitting the device is notifiable work too.
  • Adding a hygiene fixture such as a new shower triggers the same device; a washer swap or a shower head change does not.
  • Houses built before 1990 mostly contain some asbestos, so renovation work around old fibro and linings takes extra care.
  • A permit, where one applies, travels with the property: it binds the owner, a later buyer and any occupier.

Before you plan, look your address up in the QBCC's record of notifiable work. You can request a duplicate Form 4 for past work at the property if the original copy never reached you.

How We Approach an Older Home

  1. 1

    Call or message us

Ring (07) 3523 6484 or use the form and describe what's going on in Scarborough. A few details up front mean the right gear comes on the first trip.

  2. 2

We read the runs before touching them

On an older place we start where the lines surface: the void under the floor, the meter, or behind an access panel. We note what each run is made from, how far the rust has travelled and which joints have been patched before, because that decides the repair.

  3. 3

    Fixed quote, then the work

We give you a fixed quote before any work starts. It's flat-rate pricing with no hidden fees, and we only start once you approve it.

  4. 4

    Settle up your way

Card and EFTPOS payment on site when the job's finished, or Fix now, pay later if that suits you better.

Older Home Plumbing Questions

Call (07) 3523 6484

What is different about plumbing in an older Scarborough home?

Age and alteration. Runs laid decades ago sit under the floor, fittings have been swapped piecemeal over the years, and salt air works on every exposed joint. We identify the material and the state it is in before we quote any fix.

Where do the pipes run in a timber home on stumps?

Beneath the floor. A house on stumps carries its supply, waste and gas lines through the open space under the house, where you can see them from below. Slab homes tuck most of theirs inside the walls or beneath the concrete instead.

How do I check the plumbing in an old house?

Start with what shows: wet soil or stained timber in the void, rust marks on fittings, brown water and weak flow at the taps. A licensed plumber covers the rest, and the leak detection guide explains the meter check that proves a hidden leak.

Why is the water rusty in my older Scarborough home?

Rust colour in tap water usually means steel pipe corroding internally. A plumber verifies the cause during the visit, and replacing the failing run sits with our water pipe repairs service.

Was lead used in old plumbing?

Yes. Lead solder joining brass fittings to copper pipe was common practice across Australia up to 1989, so the vintage of a water service line matters in an older place. A plumber can tell you what your supply line is made from.
