Tap Repairs in Scarborough

Most tap repairs Scarborough plumbers get called for come down to a single worn part, and a licensed plumber swaps that part in one visit. Washers, O-rings and mixer cartridges are the everyday work. We sort dripping spouts, seized handles and weeping spindles for homes across Scarborough.

The design of the tap sets the fix. Here is how each one seals, what wears out, and where Queensland's rules draw the do-it-yourself line.

How Tap Type Decides the Repair

A washer tap closes when a rubber washer presses onto a brass valve seat, and a mixer closes on a ceramic disc cartridge. Count the turns: two handles spinning several full rotations mean a washer tap, and a single lever moving a quarter turn mean a mixer.

On the washer tap, the jumper valve sits at the bottom of the spindle and presses the washer down to block the flow. A mixer hands that job to the two ceramic discs inside its cartridge instead.

The housing stock here supplies both kinds of work. Cottages near Turner Street still carry their post-war washer taps, while the newer units along Oxley Avenue arrived fitted with mixers.

A worn cartridge cannot be patched piece by piece. A matching replacement goes in, and because sizes differ between brands, we match the old one before fitting it. Our tap and toilet plumbing page covers the wider fixture work.

Where the Leak Shows and What It Means

Where the water turns up tells us which part has failed, so check these three spots before you ring:

  1. The spout, dripping even when shut

washer or seat trouble on a two-handle tap, or a worn cartridge on a mixer.

  2. The handle, wet while the water runs

the O-ring or spindle seal has worn.

  3. The base, or the bench below it

O-rings gone, a nut worked loose, or a body split through.

Plenty of basins and baths never got an isolation valve fitted. The shut-off then falls back to the stop tap on the water meter, closed by turning clockwise. Check first that no appliance, such as the hot water system, depends on that supply before you close it.

Left alone, one dripping spout can bleed thousands of litres across a year. Unitywater's concealed leak adjustment won't rescue you either, because the policy excludes water run to waste by leaking taps and cisterns.

Salt off the bay works on brass quickly here. Outdoor taps and meter fittings a few streets back from Queens Beach corrode years early, so spindles seize and seats pit well before their time. Our outdoor tap repairs page takes that side of the job.

What Decides Repair or Replace

Four things drive the price: the tap's design, the part it needs, seat or body damage, and how easily the water shuts off at each fixture. We hand you a written fixed quote once we've seen the job, and nothing starts before you approve it. Doing several taps in one visit trims the cost per tap, since a single shut-down covers them all.

A sound body favours a repair.

A body cracked through, heavy corrosion, a seat too pitted to seal, or a drip that outlives fresh washers and a new cartridge all point to a replacement tap. Planning that route? Our tap replacement page covers choosing and fitting one.

Tap Repairs for Owners and Tenants

Queensland draws a sharp line around tap work. Replacing a tap's jumper valve or washer is unregulated work, open to anyone with the appropriate knowledge and skill, provided the finished job meets the standards. Every other tap repair, plus putting a new tap on, is a licensed plumber's job.

Cartridges and spindles therefore sit on the licensed side. A tap-fitting repair counts as minor work, carried out by a QBCC licensee, and no permit or paperwork to the QBCC applies.

Renters follow a different channel. A dripping tap is not an emergency repair under the tenancy Act, which makes it routine: report the fault, and the owner or manager must have it seen to within a reasonable time. If nothing moves, a Form 11 then allows the manager or owner seven days or more to remedy the breach.

Area-level figures put building approvals at 518 dwellings in 2021-22 alone, so brand-new mixers in fresh units now sit beside the washer taps of the older streets. Whichever era your fixture came from, the rules above stay the same.

Toilet faults run on their own page: toilet repairs.

Tap Questions Scarborough Locals Ask

Call (07) 3523 6484

Why won't my tap stop dripping when it's off?

The sealing part has worn through. On a washer tap, look to the washer, or a seat pitted by corrosion; on a mixer, the ceramic cartridge. A matching replacement stops the drip.

Can I change a tap washer myself in Scarborough?

Yes, though the washer and jumper valve are the only parts you may legally touch. The QBCC treats that swap as unregulated work done to standard. Anything past it, including putting a new tap on, requires a licence.

Is replacing a ceramic cartridge licensed work in Scarborough?

Yes, cartridges sit outside the QBCC's unregulated exemptions. That makes a cartridge swap minor work for a QBCC licensee, needing no permit and nothing to lodge.

Does a tap repair need a permit or a Form 4?

No. A tap repair is minor work: no council permit applies and no Form 4 goes to the QBCC. A washer swap is unregulated, so no approval or report applies either.

Is it worth repairing an old tap in Scarborough?

Yes, while the body stays sound and only a washer, O-ring or cartridge is worn. A body cracked through, heavy corrosion, or a drip that survives new parts all point to replacing the tap.
